Applicants must see the interior of the property
prior to a lease being signed. The property must be accepted
in "AS IS" condition, except when an owner has approved repair
of specific items in writing prior to the lease signing.

A $
application fee is required for all applications. Application
fees must be paid in cash, cashier's check, or money order and
are NON-REFUNDABLE. No application will be processed without
a paid application fee.

order to process my application?
Completed application
from everyone over the age of 18, copies of drivers license
from all applicants, 2 most recent pay stubs from all applicants.
If applicant is self-employed, we will need 2 prior year tax
return showing gross yearly income.

- What are the selection criteria
when reviewing my application?
The tenant selection
criteria may include factors such as criminal history, credit
history, current income and rental history. Type and quantity
of pets are an additional factor which may be considered in
the review.
- What is
B&B Services Group going to do
with the application?
First, please review the application
for completeness and legibility. NO APPLICATION WILL BE PROCESSED
THAT IS NOT FULLY COMPLETED AND PROPERLY SIGNED.
Next, we will check your credit history with a national credit
agency. Credit reports should not reflect any unpaid delinquent
accounts or excessive slow payments. The Beacon Score will be
used if available.
We will check previous residency of each applicant. We will
attempt to obtain information regarding the last five years
of residency. All information obtained concerning previous rental
history must be satisfactory. There should be no prior records
of evictions or any collections.
Verification of current employment and income verification is
next. Gross monthly income must be at least three (3) times
the monthly rent amount and debt ratio may not exceed 35%. If
there is more than one applicant, then at least one of the applicants
must individually meet 100% of the income requirement. Income
may be verified by pay stubs, bank statements, and court decree
on child support or alimony.
If all of the rental criteria is satisfactory, the owner of
the rental property is contacted for final approval.
All information collected for the processing of the application
is considered confidential in nature and for
B&B Services Group use
only. If information is not correct on the application, this
may be a basis for denial of the application. For more information

- How long does the process take?
Once your application is received and fully completed including
legible copies of driver’s licenses and 2 most recent check
stubs, it depends on how quickly we can verify the previous
landlords, all credit information, and local current job verifications.
Communicating with previous landlords sometimes slows down the
process. An application normally takes up to 4-5 days, but due
to unusual circumstances, some applications may take longer.
You will be contacted immediately upon determination of approval
or denial.
- What happens if I bring in
an application and find out that someone else has already submitted
an application on the property?
Normally applications
will be processed on a "first come-first serve basis"; however,
due to our fiduciary relationship with the owner, if more than
one (1) application is submitted before approval can be achieved,
we are required to select the highest rated application for
placement.
- Is a security deposit required?
Can I pay out my security deposit? Is there a way around paying
it up front?
Yes, usually the security deposit is
the same as the monthly rent amount. Deposit(s) are due upon
approval to take the home off the market. Until the deposit
is paid, the home will remain on the market for other people
to apply.
Although this amount may be true for most properties, there
may be exceptions. Rental

information on security deposit requirements. Be sure to verify
the amount of the security deposit that will be required. The
security deposit must be paid within 48 hours of the approval
of the application with a cashiers check, or money order made
payable to B&B Services Group..
- Now that I am approved, what should
I do?
It is now time to sign the lease and pay the
full security deposit with certified funds. You must take possession
of the property as agreed upon in the rental contract (unless
the property is still being occupied).
At lease signing, the full security deposit is required and
upon taking possession, a full months rent is required. If you
will occupy the property for a partial first month, any prorated
rent will be due the next month. For example, lease begins on
the twelfth (12th) of the month, one (1) full month's rent is
collected on the twelfth (12th) -- the prorated rent for the
balance of the month will be due the first (1st) of the succeeding
month.
- Who do I contact to get the keys?
Once our office has received an executable lease and security
deposit you will receive a move in packet detailing access information
as well as other pertinent move in information.
- Can I move in a day early? / Can
I push my move in date back?
The move in date listed
by you on your rental agreement will be the date approved for
move in. If after approval, you need to change the date of occupancy,
you will need to contact our office to see if this is doable.
Typically changing your move in date to a different date than
listed in your rental contract results in having to contact
the owner for re-approval, modification and resigning of the
rental contract.
- Do you accept pets in your properties?
The decision of acceptance of pets is an instruction given to
us by the owner of the property. If the owner agrees to accepting
pets, this is an agreement for one pet. If there is more than
one pet, the owner's approval is required before the application
is processed. Applicant should be prepared to provide picture
identification of pet.
Several breeds of dogs will not be accepted under any circumstances.
B&B Services Group DOES NOT PERMIT
German Shepherds, Dobermans, Pit Bulls, Chows, or Rottweiler
dogs, and/or any mixed breed, where the predominant breed is
mentioned above.
- What is the pet deposit and/or
pet rent?
In properties where pets are allowed an
additional security deposit for the approved pets may be required
by the owner. The additional deposit for the pets is usually
set by the owner according to the pets breed and size.
Usually a pet rent of $ per month per
lbs per pet may also be required by the owner. Some owners may
have a higher/lower pet deposit, pet rent and/or special restrictions,
which will be disclosed at time of application.
- If the owner accepts pets,
what are my responsibilities?
To keep the property
clean and safe from any environmental and/or health hazards
created by any pets. To immediately repair and/or replace any
damage done by any pets.
If applicable, the tenant is responsible for spraying for fleas
during the lease term and upon vacating the property.
The cost of any damage resulting from pets (including but not
limited to, flea infestation, soiled or damaged carpet, damaged
doors, walls, fences, lawns, and lost rent due to any of the
above will be deducted from the security deposit, or charged
to the tenant if the security deposit should be insufficient
to cover the costs of damages.
No additional animals will be permitted other than the pets
listed on the lease and pet addendum.
- Do I get all my deposit back after
I leave?
It is the hope and goal of
B&B Services Group that you receive
100% of your security deposit after the end of your tenancy.
When it is time to leave we provide a list of instructions so
you have every opportunity of getting 100% of your security
deposit returned when you leave. If any damage is beyond
normal wear and tear and not properly repaired then the expense
to repair will be assessed in accordance with your lease and
applicable laws. Any damages assessed to your account
will be documented for you in an itemized accounting along with
any refunded monies. We work with the owner to insure
you are not charged for normal wear and tear.
